Nonresidential Construction

Description
Nonresidential construction change for all jurisdictions is projected using average square feet per employee (by sector type), FTE adjustment factor, and the expected change in employment figures that are stored in the annual emp change variable. The nonresidential construction change by sector variable thus calculated is used as the rate of annual nonresidential construction change in order to obtain both nonresidential construction and cumulative nonresidential change.
The table in the figure above shows the following variables:
Initial Nonresidential Construction,
Annual Change (in nonresidential construction),
Nonresidential Construction (at the end of each simulation year)
Cumulative Change (for the entire simulation period)
The sector represented in the table can be selected using the drop-down menu above the table. The sectors used in this projection module are manufacturing, regional commercial, local commercial, regional service and local service.
The graph below shows the cumulative nonresidential construction change from 2007 to 2027. The value is shown at the top right-hand corner of the graph. The jurisdiction for this graph can be selected from the drop-down menu on the top left-hand side of the graph.

Equations and Variables Used
Average Square Feet per Employee (sq ft/employee)

FTE Adjustment Factor

Annual Emp Change (see employment projections module)
Nonresidential Construction Change by Sector = FOR (i = Places, j = Sectors | Annual Emp Change [i,j] x FTE Adjustment Factor [j] x Average Square Feet per Employee [j])
Annual Nonresidential Construction Change = CONCAT (FOR (I = Places, j = Total Nonresidential..Total Nonresidential| ARRSUM (Nonresidential Construction Change by Sector [i,Sectors])), FOR ( i= Places, j = Manufacturing..Local Service | Nonresidential Construction Change by Sector [i,j]))
Cumulative Dwelling Units Change = Nonresidential Construction - Initial Nonresidential Construction
